𝐓𝐨𝐩 𝐅𝐨𝐮𝐫 𝐖𝐚𝐲𝐬 𝐓𝐨 𝐆𝐞𝐭 𝐘𝐨𝐮𝐫 𝐇𝐨𝐦𝐞 𝐒𝐨𝐥𝐝 𝐈𝐧 𝐓𝐨𝐝𝐚𝐲’𝐬 𝐌𝐚𝐫𝐤𝐞𝐭!

We're going to talk about four things that you need to do before listing your home.

What's important about selling your home is making sure that it's presented to the market in a correct manner and properly staged.

1️⃣ 𝐌𝐚𝐧𝐚𝐠𝐞 𝐲𝐨𝐮𝐫 𝐜𝐮𝐫𝐛 𝐚𝐩𝐩𝐞𝐚𝐥 𝐚𝐧𝐝 𝐟𝐢𝐫𝐬𝐭 𝐢𝐦𝐩𝐫𝐞𝐬𝐬𝐢𝐨𝐧 𝐨𝐟 𝐭𝐡𝐞 𝐡𝐨𝐦𝐞. If you have a single-family home or a townhome, it can mean keeping the façade clean, keeping it tidy, and keeping the landscaping right. If you have a condo and a building, you want to make sure that your building is well presented.

2️⃣ 𝐊𝐧𝐨𝐰 𝐰𝐡𝐚𝐭 𝐭𝐡𝐞 𝐤𝐞𝐲 𝐬𝐞𝐥𝐥𝐢𝐧𝐠 𝐩𝐨𝐢𝐧𝐭 𝐨𝐟 𝐲𝐨𝐮𝐫 𝐡𝐨𝐦𝐞 𝐢𝐬. Is it space? Is it an open kitchen? Is it the location of the property? We had a property about three years ago that went on the market, and was a block away from Trader Joe's, which got all the rave in Hoboken. We did a video walking to Trader Joe's, showing how close it was. We made sure we highlighted the first best impression!

3️⃣ 𝐖𝐡𝐞𝐧 𝐩𝐞𝐨𝐩𝐥𝐞 𝐞𝐧𝐭𝐞𝐫 𝐲𝐨𝐮𝐫 𝐩𝐫𝐨𝐩𝐞𝐫𝐭𝐲, 𝐦𝐚𝐤𝐞 𝐬𝐮𝐫𝐞 𝐢𝐭 𝐢𝐬 𝐝𝐞𝐩𝐞𝐫𝐬𝐨𝐧𝐚𝐥𝐢𝐳𝐞𝐝. We all love our family pictures, photos of our kids, and our dogs, but the problem it creates is, the potential buyer of your home will have a harder time seeing themselves in the property and they would see it as someone else's home rather than envisioning it as their own home. We always tell sellers that, if it wouldn't be found in a hotel room, don't let it be in the property when it's being listed.

4️⃣ 𝐌𝐚𝐤𝐞 𝐬𝐮𝐫𝐞 𝐭𝐡𝐞 𝐡𝐨𝐮𝐬𝐞 𝐬𝐦𝐞𝐥𝐥𝐬 𝐟𝐫𝐞𝐬𝐡 𝐚𝐧𝐝 𝐜𝐥𝐞𝐚𝐧. Don't cook something very strong the night before. We love our pets, but when we go to sell a house make sure that the house is de-dogged or de-catted because the people that you might have coming in might have allergies. I've had clients who bake cookies before open houses that give the smell of cookies in the air. Make sure that you're doing everything you can to present the property!
