Jeff Bonk here from Homes by Bonk and eXp Realty. Chances are you landed on this video because you were looking for a Hoboken realtor, or you were looking for some tips and tricks to get your offer accepted in a highly competitive real estate market.

 

In this video, I'm going to give you our top three tips that we give all of our clients to get their offers accepted, even if they're not the highest price that the seller is going to review.

 

We're lucky enough to be in selling real estate Hoboken, Hudson County for over 10 years now, and we've helped 500 families buy and sell real estate during that time. This method I'm going to give you, has worked as long ago as nine years ago and as recently as last week. We helped a client who was not even the highest price, get their offer accepted with multiple offers. We're going to walk through these and we'll wrap up with a bonus at the end, if you hang on. So we're going to start with number one.

Number one is write a love letter to the seller and what that means is put together a letter of why you love their house, why you're so excited to live in their house, the things that you can't wait to do. Raise a family, start a family, retire into that home, whatever that dynamic is. If you include a picture of yourself, if you're a married couple or a dating couple, a spouse, a puppy, a baby, all these things go far. A lot of sellers are super emotionally attached to their homes and they want it to go to someone who's going to take good care of it.

Number two, make sure you have the right team in place and this doesn't just include a local realtor, which is very helpful, but also includes a local lender and a local attorney. When certain lenders and attorneys show up as part of an offer, seller's agents will advise them to go with an offer maybe even if it's not the highest, because it has a super high probability of closing versus maybe a bank or an attorney or a realtor, who hasn't done a lot of business in the area and they're not the seller's agent will advise, we have to be careful here. So a couple of grand one way or the other, it might be worth going with the good solid team.

Tip number three is make sure you know what's important to the seller outside of just sales price and what I mean here is every seller has a different situation. So your realtor should be calling the seller's agent and say, outside of price, which obviously they want the highest price, what else is important? Do they have a couple of things that they know need to be addressed? So waiving appraisal is going to be important to this seller because we don't want to be bothered with a thousand or $2,000 of repairs or credits. Do they not know where they're moving yet and they need a lot of flexibility because they might need to rent it back or push the closing back and if your buyer, being a buyer could be amenable to that, that will be super attractive to the seller.

And number... a third thing that might work in that scenario is do they want a quick close? Maybe they need to close tomorrow or two weeks or three weeks and as a buyer, you can provide that.

So, know those three things and the bonus I'll give you is related to number one here, is instead of a love letter, make a love video. That's right, pull up the camera, pull up the computer, push record. You, you and your husband, you and your wife, you and the baby in the background, you and the puppy. "We are so excited to hopefully you have a chance Mr. and Mrs. Seller to live in your home. It's a beautiful home. You can tell you've taking great care of it and we want to do the same and raise our family there." And go on and on about some of the attributes or some of the things that you might be excited about in that home.
