The real estate market is shifting. Not crashing, there's no signs of that - but shifting. When things shift you need to think about who you hire to help you buy or sell a home.

Iโ€™ve been doing real estate for over 10 years and this is the 3rd time Iโ€™ve (personally) seen the market shift. Below are three things (in my opinion) a listing agent must have to help you sell your home for the most money, in the least amount of time, and with the least amount of stress in today's real estate market. Sellers, listen up!

Number One: Make sure that your agent has a marketing strategy that is different from just putting it on the MLS and waiting. That might have worked in the past but in todayโ€™s market you need to be strategic. Our team utilizes everything from old school methods to cutting edge targeting across different platforms. Whatever the choice, be sure that your agent has a proactive marketing strategy put in place.

Number Two: You need someone with a proven process. Look for an agent that has the right people in the right places for every single transaction. Have them show you the systems they use to get the contract to the closing table. Our team uses a 19 step process for the beginning, a 27 step process for the middle, and another 17 step process for the end of each transaction. We have people that handle paperwork, people that handle marketing, people that handle logistics and negotiating. You want different people with different skill sets doing each thing.

Number Three: You want to hire an agent who has experience and deep, trusted relationships in the market that you are selling your property in. Everyone is a new agent at one time, but in a shifting market you really want to work with someone thatโ€™s been through it all and has the depth of experience to handle all of the variables that come with a market such as todayโ€™s. Look for someone with history and that has a team working with them and behind the scenes.
